How much does a valuation cost?
Nothing. A local agent visits, looks at recent sales in Lisbon and gives you an honest asking price, usually within 24 hours. There's no obligation to instruct us.
How long will it take to sell my home?
Our current average is 34 days from listing to agreed sale, and around 14 weeks to completion. We'll give you a realistic timeline for your property at the valuation.
Do I have to sign a long contract?
No. Our sole agency agreement runs for 8 weeks, then rolls on with 14 days' notice. If we don't sell, you don't pay.
Can I register for properties before they reach the portals?
Yes. Register your search with us and we'll send you new and off-market listings first, often 48 hours before they go live online.
Do you recommend mortgage brokers and solicitors?
We work with a panel of independent brokers and conveyancers we trust. You're never obliged to use them, and we're transparent about any referral fees.
What does fully managed lettings include?
Tenant finding, referencing, deposit registration, rent collection, 24/7 maintenance, inspections every six months and keeping you compliant with all safety regulations.
How quickly can you let my property?
Most homes we market are let within 14 days. We'll advise on presentation and pricing so it rents quickly to the right tenant.
What fees do tenants pay?
None beyond rent, a holding deposit of one week's rent and a security deposit of five weeks' rent, which is protected in a government-approved scheme.
